About this Position  

The PFD Property team drives all property activity across the organisation, supporting growth with a high‑performing national network. We’re seeking a detail‑driven Commercial Property Manager to oversee day‑to‑day lease management, ensuring strong operational, financial, and stakeholder outcomes. Reporting to the National Property Portfolio Manager, you’ll bring proven experience in industrial property, lease administration, maintenance coordination, compliance, and financial reporting.

 

Key Responsibilities

As the Commercial Property Manager, you will:

  • Manage 67 leases, ensuring smooth operations, lease compliance, renewals, rent reviews, and legal documentation.
  • Provide proactive planning and stakeholder communication to identify issues early, clarify responsibilities, and drive timely resolutions.
  • Act as the main contact for all landlords, proactively resolving issues, negotiating favourable outcomes, and ensuring obligations are met.
  • Oversee day‑to‑day property operations, interpreting lease responsibilities and coordinating maintenance with Landlords, Facilities & Engineering and contractors.
  • Manage insurance notifications, statutory compliance, and ensure sites operate safely and meet regulatory standards.
  • Support new sites and major property projects, including new leases, upgrades, and approvals through Woolworths’ governance processes.
  • Conduct monthly regional and metro site visits to meet landlords, contractors, and branch managers

 

What We’re Looking For

To thrive in this role, you will bring:

  • Significant experience in industrial/commercial property management, managing a diverse industrial portfolio, including projects, maintenance oversight, and contractor coordination.
  • Strong capability in understanding, interpreting, and negotiating net leases and triple-net leases
  • Strong financial, planning and forecasting skills, including budgeting, reporting, and lease‑related financial analysis.
  • High proficiency with Google Workspace, Microsoft 365, spreadsheets, and navigating property administration and systems.
  • Excellent communication, negotiation, and stakeholder management skills, with a proactive, organised, and solutions‑driven approach.
  • Able to attend the office 3–4 days per week, with a valid Victorian Driver’s Licence for site travel.
